Rarely in my 34 years in Maui real estate have I experienced such a great experience with a seller who really knew what they wanted, listened to my advice, had a property in truly perfect condition, and we got them to the finish line in a great success story.
Bob and Cleo Mason contacted us off of an expired listing postcard that we sent out in the Spring of 2012. Our team member, Heidi Farmer, sent out the card touting our success in Haiku and Bob and Cleo gave us a call. I met with them and listened carefully about what their goals were.
They had already reviewed much of our marketing (www.SticeTeamMarketing.com) and knew that the Stice Team truly were experts in the Haiku Maui marketplace. We agreed on a price and a plan and went to work. We hired Travis Rowan, our professional photographer to do the photos and video seen here.
We sent out this postcard to over 500 addresses (locally, nationally, and internationally) of existing property owners in Haiku as our target direct marketing has proved to be very successful. The Masons prepared the house, taking every suggestion we made to heart; making the house sparkling clean, staging furniture, removing keepsakes, and making the home very buyer friendly. Right after our first Realtor caravan, we had an immediate offer at full price. This deal was moving along, but we took back up offers, just in case.
The buyer of the first position was not able to get their loan and we had to go to the backup offer, an all cash offer from a couple from Hungary. We had great cooperation from the buyer’s agent and closed the deal in less than 45 days from start to finish at roughly 97% of the original asking price. We could have sold this property 20 times with the amount of buyer interest we had in the property.
